Lets start with our rates and service:   We are a full service real estate company, doing everything we can to market and sell homes.  We invest heavily into on line marketing and are always looking for better ways to promote homes.  Amy and Ken both work full time + and have a full time office manager to support us.  Our entire business approach is based on promoting our listings, not ourselves.  Our office phone also texts messages to us and between all of us, we are available 12 hours per day, 7 days a week.

Plus, our commission rates are fair.   We typically have a 5% MAX commission fee, that is split evenly with the agent that brings the buyer.   However, here is the what we can do to help lower that fee.    If we have the buyer side of the transaction, our fee is reduced to 4%.  Also, with higher end homes, we cap our side of the commission to $15K.   For example,  the maximum commission for a $800k home would be $35k  and it could be down to $30K. 

Exceptional Presentation:   We start with a professional photographer to take and enhance the photos needed to really show off the best features of your home.  This incudes the use of an Arial drone if applicable.   Most buyers start on line and the initial presentation  and photos of your home are the key to getting the buyers attention.  We also create detailed marketing packets with all the information a buyer would want and publish this on line and on the MLS listing.  Buyers are much more educated now and want accurate and detailed information regarding properties. 

Video/Virtual tours We will take live video of your Old Mission home and surrounding area to again show off the best features of your home and area.  We also utilize software to create virtual tours using the video and still photos and upload this to our YouTube channel.   Listings with video links tend to get more buyer visibility on line.   Our goal is to eventually have numerous Old Mission attraction videos on our site for additional exposure to our listings

Local Websites:   Real Estate is still a local business and our two main sites, and are designed with the buyer in mind and are easy to navigate.   These are custom built sites, not a cheap template or a page on a brokerage site, designed to attract potential buyers focusing on our region.  The Old Mission site features only listings on the Old Mission Peninsula and also includes area information.   Our listings show up first for applicable searches and we use an automatic email system for notices of new listings that is tied back into our site.   We then create a featured listing page on our site, complete with links to the marketing package, videos and additional information.   We also operate numerous other regional real estate and vacation rental sites for additional views.  We get up to 2 Million page views annually, resulting in great exposure for your property.   All of our sites are updated daily to the MLS to keep them fresh and accurate.  In addition, we use PPC  (pay per click) program to attract visitors to our site using applicable keywords. 

National Sites:  Although our local sites do a very good job of attracting potential buyers, the large national sites still attract significant viewers.  Our listings are sent to a potential 900 national sites through the largest national/international aggregator of listings, Listhub.  We have arranged for the listing feed to incorporate our web site detail page where applicable.   (view the listhub flyer here). 

We have paid premium accounts with the major national sites, getting your property premium placement on these sites.  Check out for Traverse City and see which company's listings are featured first.   While other brokers and agents are promoting themselves, we are promoting your home for more exposure.   We also have paid premium accounts with Zillow, Yahoo, Trulia and other national sites and use to promote your Old Mission home. 

Social Media:  We have business Facebook pages for Old Mission Real Estate and Traverse North Realty.   We also have a YouTube Channel for both companies, along with Pinterest and Google+ accounts.   Our goal is to be able to communicate and promote our listings and information with as many people as possible.  We also use social media paid marketing for new listings to get the word out about your property.
